The Boys & Girls Clubs of Central Virginia

BGCCVA is undertaking the development and construction of a new Albemarle Campus CLub, located on the campus of Albemarle High School. At 40,000+ sf, the Club will include space for Youth, Teens, Joint Programing, Gym, and Squash. This project will serve a critical need in the Community and Milestone has been retained as Owner’s Representative to assist with development and construction.

Charlottesville-Albemarle SPCA

7.5-million-dollar multi-phased renovation & expansion project that includes over 12,000 square feet of new construction, and extensive renovation of existing space.    Milestone Partners was retained as owner’s representative, managing the project team from entitlement through construction.

Willow Tree

Fast growing web application development company wanted to consolidate 3 office locations and provide room to grow.  Milestone was retained to assist with site evaluation and selection, lease negotiations, municipal incentives, and project oversight/consulting.

Downtown Crozet – Barnes Lumber Redevelopment

20 acre redevelopment of an industrial site in the heart of Crozet, VA into a mixed-use town center with 240,000+ sf of commercial space and 150+ residential units.  Milestone was retained to manage all aspects of the development including acquisition, public engagement, rezoning, design, financing, construction, marketing, and sales.

Jefferson School City Center

$17MM Historic Restoration of an African American school in downtown Charlottesville VA. The project houses 9 non-profit tenants and provides lifelong learning, recreation, health and dining options.  Milestone managed all aspects of the redevelopment on behalf of the Jefferson School Community Partnership, LLLP.

Oakhurst Inn

Oakhurst Inn is the careful historic restoration of a group of 4, 1920’s-era residences to serve visitors to Charlottesville and the University of Virginia. Twenty-seven guest rooms plus a dining pavilion, adjacent to the South Lawn.  Milestone was retained by the project owner to assist with development and construction management.

Kegler’s of Charlottesville

$5.1MM, 45,000 square foot state of the art family bowling and entertainment center in Albemarle County, VA. Milestone Principal(s) directed all facets of development including feasibility, acquisition, entitlement, finance, construction and operations.

Greenbrier Office Park

$4.9MM commercial office project on Greenbrier Drive in Albemarle County VA. The project consisted of 4 buildings, 43,000 square feet on 4.5 acres. Principal(s) directed all aspects of development, construction, leasing and sales.

Ivy Commons

A 65 acre residential community located in the City of Waynesboro.  Single family detached homes priced from the low $300’s.  Milestone was retained as the at-risk developer and is managing all aspects of the project from acquisition through development and lot sales.

Lochlyn Hill

212 unit single family residential neighborhood located on 33 acre brownfield site on the border of Charlottesville and Albemarle County.  This new urban community integrates exceptional placemaking with diverse architecture to create one of the areas most unique and desirable neighborhoods.  Housing types include detached, townhomes, cottages and condominiums.  Milestone managed all aspects of the project including acquisition, entitlements, development, construction, marketing and lot sales.

Barnes Lumber

20 acre redevelopment of an industrial site in the heart of Crozet, VA into a mixed use town center with 240,000+ sf of commercial space and 150+ residential units.  Milestone was retained to manage all aspects of the development including acquisition, public engagement, rezoning, design, financing, construction, marketing and sales.

Shepherds Ridge

20 unit residential infill development in the existing neighborhood of Dunlora. Single family detached homes in the $400-$600k range.  Milestone was retained as the at-risk developer and managed all aspects of the project from acquisition through development and lot sales.

Paynes Mill

25 lot residential development near downtown Charlottesville.  Milestone was retained as an owner’s representative and at-risk developer.

Multi-Family

600 West Main

A 55 unit luxury apartment project on West Main Street in the heart of downtown Charlottesville.  The project included renovation of 2 historic structures on the site for reuse as retail and restaurant space.  Milestone was retained by the developer as an owner’s representative to assist with design, entitlement, and construction.

Abundant Life

Development feasibility study for a local non-profit with land that it wanted to monetize while achieving specific mission goals.  Milestone evaluated all the possible development options based on specific mission-driven criteria and recommended an execution plan to the Board of Directors.  After adoption, Milestone interviewed and negotiated with potential development partners.

Timberlake Apartments

$4.5MM 28 unit affordable infill senior apartment project in Woolen Mills area of Downtown Charlottesville. Milestone provided value engineering, design and cost management services to Jefferson Area Board for the Aging, the project owner and developer.

Avemore

$27MM, 280 unit market rate apartments in the Pantops area of Albemarle County, VA. Principal(s) assisted with site acquisition, entitlement, design, and development management for the Owner and Developer.

Belmont Loft Company

42 unit condominium project on a brownfield site in downtown Charlottesville.  Milestone Principal(s) managed all aspects of development, marketing, and sales for the project.  The project was at the leading edge of the Belmont renaissance and was awarded for excellence by the AIA.

Senior Living

Lakewood – Cottages

Lakewood, a LifeSpire Community, is expanding their Independent Living offerings on Campus and this new phase of cottages will bring innovative planning and design to the community.  LifeSpire will offer, for the first time, courtyard homes that front on a central common area and give private side yard oasis to each resident.  Overseeing entitlement, site plan approval, bidding and negotiation, sales support, and construction of the site and individual units are part of the services offered on this project.

The Culpeper – Cottages

The Culpeper, a LifeSpire Community, is embarking upon an expansion of their Independent Living Cottages on Campus.  They will be adding 30 new cottages and Milestone will be assisting with entitlement, design, and construction of both the sitework and the new cottages.  Management of the resident selection process is a critical component to the overall success of new construction Independent Living in a Life Plan Community.

Shenandoah Valley Westminster Canterbury

SVWC has acquired property adjacent to their current campus and needs assistance with entitlements in two jurisdictions.  They seek to expand their Independent Living offerings with a Hybrid Home, integrating the benefits of detached cottage homes and apartment living.  Milestone is serving as Owner’s Representative assisting with entitlement, design, and construction.

Alexandria Memory Care

Milestone was retained by Cambridge Healthcare as an owner’s representative to assist with the development of a Senior Living Memory Care facility located in the City of Alexandria, VA.  The state of the art facility consists of 66 Memory Care Beds on an urban infill location.

Branchlands

Cambridge Healthcare is the owner of several senior living facilities throughout the state of Virginia and Branchlands is an expansion of their Charlottesville based senior living community.  The new facility includes 24 Memory Care Rooms and 66 Assisted Living Rooms.  Milestone was retained as an owner’s representative on the project.

Covenant Woods – Manor East

Covenant Woods is a continuing care retirement community located in Mechanicsville, VA.  Milestone was retained to assist them with their Manor East Expansion, a multiphase renovation and new construction project that will add Assisted Living, Memory Care, and Skilled Care rooms to the community.

Covenant Woods – Cottages

While working on Manor East, Covenant Woods requested that Milestone assist with refreshing the original Independent Living Cottages on campus.  The analysis concluded with a multi-phase replacement program whereby duplex cottages were torn down and new detached cottages were built.  This helped Covenant Woods refresh their inventory and stay competitive amongst other Life Plan Communities in the area.

Mountainside Senior Living

Joint venture with Jefferson Area Board for the Aging to purchase, renovate, expand and operate an existing assisted living facility in Crozet VA.  Milestone Principals secured the facility and structured the JV which included funding from both Charlottesville and Albemarle County to support retention of low income residents.
